I just got the greatest phone call from my folks this morning. Apparently a huge hail storm rolled thru at 3 something o’clock this morning.
Skylights smashed along with a couple windows. Siding on one side of the house swiss cheese’d. My dad’s turbo FRS might be totaled. Tennis ball size to maybe even baseball. Their brand new metal roof is dented to shit and probably needs to be replaced too. They need to GTFO of Orange Beach because first Hurricane Sally hit them directly now this? Fuck that.

I'm in St Pete. It's fucking awesome. Everything on the way down still kind of sucked with all of the Trumpers, even as xlose as half an hour or so North of here... This place is good

Rates were higher when we bought in ‘19, but we negotiated a substantial sum from the developer to cover closing costs. I think we got $8k from them, but our actual closing costs were like $3k so we used the difference to buy down our rate.

I'm WFBH, going to do some maintenance after my work day ends. The place has been sitting unloved for longer then it should have, but I'm glad to see that there's no unexpected surprises thus far. I've got a full docket of renters from Early June to Early September, with exception of two weeks which I'm keeping. There is a three day gap that I'm trying to get my buddy and his band booked into a local venue, that one would be a guys weekend sitch....
